Get To Know Ryan Amler From Ray White Commercial Oakleigh

How does your usual day start?

Generally speaking, I wake up before 6am and head to the gym for a workout. After dropping my kids at school, I start the working day.

I usually respond to all emails and return calls and look at the day ahead. I prioritise my day around finalising deals, chasing pipeline and listings and following up all leads.

How did you start your career in commercial real estate?

I began my career in residential real estate, in particular, property management. I did this for two years however I got a bit bored and wanted to do something that was a bit more challenging.  I ended up applying for a commercial position at Ray White Commercial Oakleigh and was offered the job. That was about 13 years ago!

What do you enjoy most about being an agent at Ray White Commercial? What makes Ray White Commercial different? 

Having experienced working at both Ray White and a Tier 1 commercial agency, I really like the family culture. However, based on my experience, the training and support offered by the Ray White Group is the key point of difference. The Ray White Group are always looking for new and better ways to train and grow their people. You really can’t ask for more than that.

What are your go-to property marketing methods that you present to your clients?

We have a very strong focus on digital and online marketing. We’re always happy to try the new big thing!

Tell me about a unique success story?

One sale that stands out for me was an industrial property in Moorabbin. I came across the owner as he was trying to sell the property himself. At that time he was asking $500,000 and it had been on the market for about six weeks. I contacted the owner and within a couple of days, I was able to demonstrate that I was in a position to sell the property a lot faster and at a higher price through competition, which was based on several sales I had achieved in the area.

He ended up listening to me and took my advice to run the property to auction. Four weeks later the property sold under the hammer for $570,000

Do you auction? 

Yes, most of our properties for sale are conducted via the auction method. We find huge benefit and value in the process and by creating competition we have been able to maximise profit for our owners.

What’s the one thing you know now, that you wish you knew when you first started out?

That often we over complicate things. Stick to basics and trust the process.

What is your outlook for the Melbourne commercial market over the next 12 months?

I think the market will continue to improve off the back of the residential market. The returns are great in commercial compared to residential, and better than having your money sitting in the bank. Leasing may continue to be sluggish until business confidence is restored.
